To Denai or Not To Denai...

I have a discussion with hubby and he said he trust with my decision. Most probably we are gonna go for Opulenia, Denai Alam...because there's one corner lot, betul2 at quiet cult-de-sac. Tapi the price sama macam corner lot yg dah siap kat Bukit Jelutong, but maybe the build-up and land area in Denai is bigger (3700sq ft, 5750sq ft). Firstly we are giving a serious thought about the Sering Ukay 3 storey hs, but I guess with our budget we can only go with intermediate house over there n my friend said the soil is not very convincing...takut crack.

I never been to Denai Alam before, but I think since we have a limited time and choice, we just might gonna go with it. Lagipun, this is the only house that match to hubby's requirement. Privacy - quiet cult de sac and depan rumah tu there's no house bcoz ada slope, and from the masterplan nampak macam Opulenia ni kat atas bukit... Then Security - because there's a single point of entry...and the developer said nnt boleh pakat2 hire the neighborhood watch...Of course macam K Zia cakap, alarm is a must!!

I really hope Denai Alam's location is ok...Never been to the road where they said from Denai Alam can go to n through Kota Damansara...Anyone knows about it? Lagipun it's from a reputable developer, Sime Darby... To Denai or Not To Denai? Anyone knows any bad side of it? We rarely got the property news in Malaysia because we live in Abu Dhabi. Since this gonna be the biggest purchase in our life, I want to make sure this really "the one"

Hi Irene. I just bought a Denai Alam house too. I think it is sangat2 ok. Mine is the Verdania. Value for money and reputable developer. Nowadays we have to be selective about the developers that we buy too. Plus it's freehold and not congested. After Sime's success with Ara Damansara, i don't want to regret not buying. Appreciation % is higher than Bukit Jelutong from my study, since my bro has a house at Bukit Jelutong. Thu 10-Sep-2009 14:25

Mojoro: Now dah starting from 400k+ for intermediate and 750k+for corners, depends on build up and land area. The one we target is about 825k. And they said next year most new development will start from 500k for intermediate.

Missallysya: Hi, we r gonna be neighbours la kan? Verdania (P8) is just the next area of Opulenia (P9). Thanks for the information, I really hope Denai is gonna be the next Bukit Jelutong.

Condominum Vs Landed House

Maybe some of u know about my dilemma when I was in Malaysia searching for our dream house. I had a conflict with hubby where he prefers a condominium and I prefer a landed house. His main reasons are because of security and privacy.

We already had a condominium in Kelana Jaya, in fact that is our first property together, and we bought that property when we were engaged. Before we leave to Abu Dhabi, we bought another property, which is a double-storey terrace house in Kota Damansara. We rented out our condominium in KJ and leave the Kota Damansara be without any tenant...sayang, rumah baru...thought we wanted to live there when we are going back for good. But then, 2 years after leaving that house like that, dengan semak samun and the neighbours telling us that somebody had break in into the house, then we decided to sell it off (another reason because we had a cash ready and bumiputera buyer..the transaction is gonna be easy for a leasehold property).

Then we think now it's a good time to buy a house (before the economy gonna rise again), so we scout around and search for the house that we gonna live later on when we are going back to Malaysia. How meh nak convince hubby that I don't wanna live in a condominium, even if it's a penthouse? Pening and conflicting... The funny part when I seek advice from my best buddy, she said...try to ask him to imagine..if ada kematian, the corpse kena angkut berdiri....yeah...good point! But still, I don't know how to convince about security and privacy...is it good enough to have a canggih alarm system or a security guard? Is there any landed house that we can just let the windows and balcony open at night without worrying somebody is gonna sneak in or spy on us?

Asmkm....apa khbr? Lina & hubby mmg tengah cari rumah dekat kota damansara tapi tak nak lah mahal2 sgt budget kami pun sikit jer, kalau nak jual cakap lah brp harga? If you want a guarded double storey house there are a plenty now. you just have to keep looking. Example: area Subang Bestari, Glenmarie, Bukit Jelutong nice view with guard house also. Tue 8-Sep-2009 00:26

Ian: Tula, bila different pendapat tu peningla...But Aeka dah macam agree we should go for landed tapi nak kena ada security and privacy features.
Lina: We already sold our Seri Utama in KD early this year for 485k. Anyway, TQ for the suggestions..I am gonna search that area...tapi alang2 nak beli ni kalau boleh nak the best, jadi cerewet byk...nak location best, freehold, mcm2la....pening!

Went to Dubai Mall to get the latest Snow Leopard OS X. Very fast ok!!! Then I saw the tip of Burj Dubai...dah complete!! Now it's the tallest tower in the world...Dubai's MRT also has completed and I think they will go on full blast running on April next year! Great! Bila lah the Universal Studios, Dubailand, Legoland nak siap ni...can't wait lah!

Alin!! I nak beli tunic tapi macam terasa takut nak pakai sebab ada gambar tengkorak...I nak yg ada design roses tapi tak jumpa!! K nnt I sms u..ala...tak sempat aritu nak lepak lama2 kan? Hepi fasting!! Sun 6-Sep-2009 22:07

I got SMS on Thursday and send a SOS message to hubby that we need to go to Dubai because there is a clearance for only 1 day on Thursday. After work (which is during Ramadhan, hubby finished work at 2pm...heavennnn), we went straight to Dubai...hubby was quite tired, so we had to overnight in Dubai and sadly I missed the Pasar Ramadhan in Abu Dhabi which has been arranged by Kak Sadie at the embassy.

hoho yaya.. this friday is the last friday for bazaar ramadhan tau.. i pon selalu dtg lambat for the jual2 hahaha..teruk punya peniaga.... next wednesday night i balik msia huhu cant wait Sun 6-Sep-2009 06:18

The 4th Ramadhan in Abu Dhabi. I am counting years, I think our married life has been spending more times here in Abu Dhabi rather than in Malaysia. We lived in Malaysia together for 2 and a half years, and here is already 3 years! I really wonder how we will adjust when we are going back for good nanti.

However, since I got back from Malaysia, the weather has been cooling down a bit. Really had no time to catch up with friends in AD since the house is a bit messy...I need to schedule times bit and a bit to clean one section in the house everyday. Today I clean up my wardrobe and packed all my clothes...seriously I've spent a lot for clothes! Even dah tak kerja also still spending everyweek buying new clothes. And when I rearrange all my clothes I think about quarter of it I never got a chance to wear it. So maybe it's time to stop buying some new clothes and save for more more shoes, bags... kidding!

Ramadhan has been quite tiring...with chores, kids, business, chores again, ibadah, cooking...yes, I've been cooking non-stop everyday since the day I got back from Malaysia. We also never missed sahur, not like a few years back. Eventhough I knew we will celebrate Eid in Abu Dhabi without our kin, I still want to make sure my family of 4 gonna have a good time during Ramadhan and Eid this year.
